Dubai Hills Estate is a mature, established Emaar community — different from newer developments like Damac Lagoons in a few ways that matter for pool projects:
Many villas already come with a pool. Several of Emaar's standard villa packages in clusters like Golf Place, Parkway Vistas, and Maple include a pool as part of the original build. That means a large share of our work here isn't new construction — it's renovation, resurfacing, filtration upgrades, or converting a standard developer-installed pool into something more custom (adding a water feature, upgrading to smart automation, or re-tiling).
Wide range of plot sizes. Dubai Hills spans everything from ~4,500 sq ft plots in Fairway Vistas up to 20,000+ sq ft estates in Hills Grove and Address Villas. That range means pricing here varies more than in most single-type communities — a compact Maple townhouse garden and a Hills Grove estate call for very different scopes of work.
Golf course and community infrastructure nearby. For golf-facing plots, we account for shared drainage lines and landscaping buffers when planning excavation — something that doesn't come up the same way on a standard interior plot.
New Pool Construction (For Plots Without an Existing Pool or Custom Land Purchases)
Standard pool (8m x 4m): AED 90,000–140,000 — typical for standard villa plots in clusters like Maple or Fairway Vistas.
Custom pool (10m x 5m): AED 140,000–220,000 — better suited to larger plots (Parkway Vistas, Golf Place) with room for premium finishes and water features.
Infinity or estate-scale builds: AED 220,000–400,000+ — for the larger estate plots in Hills Grove or similar, where scale and structural complexity go up significantly.
Renovation & Upgrade Work (Common for Existing Developer-Built Pools)
Since a lot of our Dubai Hills work involves an existing pool rather than a new build, typical jobs include:
Re-tiling and resurfacing worn shells
Filtration and pump upgrades (many original developer installations use standard equipment that homeowners later upgrade)
Adding automation, LED lighting, or a jacuzzi to an existing structure
Fixing water quality or circulation issues in pools that have gone a few years without proper servicing
Timeline
New builds typically run 10–14 weeks, similar to other communities. Renovation and upgrade work is usually faster — often 2–5 weeks depending on scope — since it doesn't involve full excavation or new structural approvals.
Approvals
For new construction, the same Dubai Municipality process applies, plus Emaar's community-specific approval for any structural changes to a plot. For renovation work on an existing pool, approvals are typically lighter unless the structural footprint is changing.
