Damac Lagoons is a newer community — launched in 2021, still handing over in phases through 2027 — built around eight Mediterranean-themed clusters (Portofino, Venice, Costa Brava, Morocco, and others) centered on man-made lagoons. That has a few practical effects on pool projects here that don't apply the same way in older, established villa communities:
Smaller, more standardized plots. Villas and townhouses here generally run smaller than in older communities like Emirates Hills or Arabian Ranches — many townhouse plots fall in the 2,000–3,500 sq ft range, with standalone villas larger. That usually means a pool project is more space-constrained and works best with a design that fits a fairly standard garden footprint rather than a sprawling custom layout.
Newer construction, active handover phases. Because clusters are still being delivered, many owners add a pool shortly after moving in rather than years later. That means we're often working around a very recently completed structure — fresh landscaping, recent utility connections — which changes how excavation and access get planned compared to an older, established garden.
Developer NOC through DAMAC. Pool approvals here go through DAMAC Properties' NOC process alongside the standard Dubai Municipality approval — an extra step some older communities don't require in the same way. (Worth confirming this matches your current process before publishing.)
What a Pool Typically Costs in Damac Lagoons
Given the plot sizes common here, most projects land in the smaller-to-mid range:
Standard pool (6m x 3m to 8m x 4m): AED 75,000–130,000 — fits well within a standard townhouse or smaller villa garden. Covers excavation, reinforced shell, waterproofing, standard filtration, LED lighting, and ceramic tile finish.
Custom pool (8m x 4m to 10m x 5m): AED 130,000–200,000 — for larger villa plots, with premium tiling, upgraded filtration, water features, and designer coping.
Infinity or overflow designs are less common here given plot geometry, but where the layout allows it, expect AED 200,000+ given the added structural work.
